We have been managing three of our own vacation rental properties located at Alpine Village Resort in, Mara Lake, BC, since 2006.   Since then, it has become my passion to make the guest experience a positive and memorable one.


In 2017 we took our love of travel, creating memorable vacation experiences for our guests and launched The Guest Book Vacation Rentals!  We help home owners manage their properties, generate income and create wonderful guest experiences. 

 

Our team’s focus is on great customer service and communication, proactive property maintenance, amenities we provide our guests and high standards of cleanliness.  Not only do these practices enhance the guest experience, it results in repeat guests, generates referrals and maintains and protects your asset, while you earn income on your vacation property.

PROPERTY MANAGEMENT SERVICES:

  • Property assessment and inspection to qualify your home for our rental program.

  • Property Listings on our Property Management and Reservation Software.

  • Additional listings on various 3rd party rental sites such as: VRBO, HomeAway, OwnerDirect, Canada Stays, and AirBnB to maximize exposure and bookings.

  • Prepare a Property Guest Book / Guide

  • Strategic marketing and sales activities

  • Setting rental rates (nightly, weekly, monthly) that are calibrated with the region's competitive marketplace.

  • Property maintenance and established relationships with professional trades people.

  • Standardized housekeeping services and semi-annual deep cleans

  • Accounting services that include, but are not limited to, monthly and year end rental revenue statements and GST data if required.

  • Issue owner payments on a monthly basis paid 15 days after month end which is net rental income less expenses and management fees.

OWNER REQUIREMENTS:

We understand the importance of selecting the right property manager to manage your home.  We feel the same way about selecting the rental properties that the Guest Book would like to represent, as we wish to maintain a certain standard of quality that we provide our guests.  To partner with the Guest Book Vacation Rentals, we require the following from our owners:

  • Well maintained property:  carpet, paint and furnishings must be kept in good condition

  • ​Quality furnishings and appliances

  • Utilities paid and operating; heat, cable & internet

  • Satisfactory liability Insurance

  • Open communication with The Guest Book regarding owner bookings to avoid double bookings. Owners can log into the Owner Portal of our website to block owner bookings!

  • Maintain inventory requirements such as dishes, cutlery, towels, etc.

Fees:

  • Initial property assessment = 0$

  • Deep clean & Property Set Up = variable depending on the amount of work required to get property rental ready.  (On average approx. $300)

  • Photos session to capture your home’s best features = $0

  • Management fee is 30% of the rental booking.

  • Guest Cleaning Fees are billed directly to the guest and not included in the rental rate. 

  • Housekeeping fees for an Owner Stay is $30 per hour. Owners can opt to tidy their property and start laundry before leaving to save on housekeeping costs.  However, we still require housekeeping service to ensure standards of cleanlines
